Grade A Office Development

Challenges

This Building was increased by a level during the renovations and lift cores extended and added also. The original building was not designed to support modern grade A office MEP service deliverables and as such extensive structural modification was needed to provide new risers and basement plant room to support a maximised multi tenant design.

Successes

Through extensive design team collaboration and Revit modelling of key plant areas, Metec were able to design a solution that made best use of both existing risers and limited the amount of new risers required to support the full multi let design. This building was awarded platinum LEED & Wire Score gold certification for the innovative design measures implemented.

Metec Solutions

Through extensive Revit model of the new roof top plant area, it was shown that all mechanical building services could be located there and thus no loss of basement space was needed.
