Irish Life Dundalk

The 5,400m² (58,125 sq. ft.) development consisted of a 3 storey, open plan Customer Care Office Building for Irish Life Assurance Company at the IDA’s Finnabair Business Park just south of Dundalk, Co. Louth. The project consisted of Cat A(1 floor) and Cat B (2 floors) fitout achieving LEED Gold and an A3 BER rating. The building provides office accommodation for various customer care and support teams for the tenant’s business activities as well as providing hot desk areas, meeting rooms, canteen, atrium, gymnasium and shower and conference facilities.

Challenges

Achieving a BER A3, LEED Gold for a 5,400m² office accommodation development over 3 storeys.

Successes

Project completed to a very high standard. LEED Gold status achieved in Jan 2020 by the United States green Building Council. Winner of the Green Good Design Award 2020. Shortlisted for the Commercial Project of the Year – Construction Industry Awards 2020.

Electrical Services

• Dedicated ESB substation, switch room & Backup Generator
• Separate ESB Metering, 2 no. per floor on each floor
• Recessed LED lighting with self contained LED downlighters for emergency lighting provision
• An L1 addressable fire alarm system for the building

Mechanical Services

• Mechanical ventilation is provided to the floor plates via roof mounted AHU's and the central toilet block including heat recovery via a plate heat exchanger arrangement
• Heating and cooling to the floor is via a VRF system with a BMS linked central controller
• Water services are provided via basement level mains water break tank, roof mounted cold water storage tank and hot water cylinder
