This prominently located 1970's building has been fully repurposed by Hibernia REIT and is mainly occupied by Twitter. Metec completed the building services design on both the CAT A and CAT B fit outs.


Provide an alternative to the existing natural ventilation solution and without raised access floors which proved a challenge from a space perspective to transform the building into modern & flexible air-conditioned commercial offices. As a result, a collaborative & detailed co-ordination exercise was completed with the other Design Team Members to accommodate the high-level services which also fed the workstations on the floor above via cast in slab Fire Rated Cable pass-through cable grommets.


This project achieved LEED Platinum & B3 BER certification & the maximum floor to ceiling space was delivered via the use of exposed services with minimum cross overs within a service zone of 375mm and in our opinion this level of co-ordination was key to the success of the Building & Twitter Fit-Out. The refurbishment/ extension of Cumberland House & the subsequent completion of the Twitter Fit-out and was the catalyst for the transformation of Fenian Street from a commercial perspective.

Metec Solutions

Given the restricted slab to slab dimensions of the existing floors in Cumberland House and the fact that the existing building did not have raised access floors Metec Consulting Engineers employed a highly co-ordinated Air-Conditioned HVAC System that was achieved in a notional high level service zone of 375mm deep in addition to the installation of in slab fire rated cable hives on a grid basis with IT & Power Cabling fed via the floor below to serve the Fit-out workstation clusters/ cellular spaces.

Building Services

The provision of a dedicated Electrical Sub-Station suite to serve both the Landlord & Anchor Tenant Power Supplies at 20 kV Medium Voltage in addition to the facility to provide Low Tension 400 volt CT Tenant Metering on a floor by floor. The installation of diverse Telcom Intake points to the building from both Fenian Street & Boyne Street and a new Gas Networks Ireland Landlord & Tenant Metered supplies via Fenian Street.

The LEED Platinum certified design included the provision of a high efficiency central Chiller & LPHW generation plant, high level fan-coil units, automated Lighting controls c/w presence detection and daylight sensing and Variable Frequency Drive Vertical Lift Systems. The shell & core and Twitter fit out also encompassed a comprehensive IP based CCTV, door access control & intruder alarm system throughout the building that was linked to a central security centre for monitoring & control.
