Cumberland House Phase 2

Hibernia Reit

This Shell & Core and partial Cat A fitout achieved LEED & Wired Score Platinum as well as an A3 BER rating. This building was constructed in the front garden of the original Cumberland building using Revit/BIM and had an M&E value in excess of €6m.

Challenges

Due to the footprint constraints the main plantroom was installed in the -2 basement. This provided a unique challenge to achieve the clients requirements of a LEED & Wired Score platinum building with a an A BER rating.

Successes

The project achieved LEED platinum, wired score platinum & a A3 BER rating. This was achieved due to the close working partnership of the design team.

Metec Solutions

A detailed design & co-ordination package was put together to ensure the proposed design would work correctly by working closely with the design team & then the construction team. All plant had to be installed early in the project in the basement which provided a difficult challenge during construction.

Electrical Services

  • Tying into the landlord 20KV mv supply.
  • Separate meters on a floor by floor basis.
  • Cat A fitout to two floors.
  • New Led lighting.
  • Feature external lighting.

Mechanical Services

  • Basement level AHU serving mechanical ventilation to floor plates.
  • Heating & cooling V VRF system air source heat pumps on the roof.
  • New BMS system tied to campus system with CO2 sensors.
