This redevelopment and extension of an existing 1970’s sheltered housing scheme presented many challenges on a tight urban site, which we completed in three phases commencing with an Energy Retrofit to existing apartments in Block 2, a Passivhaus Europhit refurbishment of Block 1, and finally 14 new-build units to full Passivhaus Standard. The M&E value was in excess of €2m.

Challenges

Designing the upgrade and extension of an existing 1970’s 2-storey apartment block into a Passivhaus-certified 3-storey block. Significant fabric, airtightness, Part M and Part L upgrades.

Successes

Passivhaus Certification achieved, Winner – 2017 Sustainability Project of the Year RIAI Architecture Awards.

Metec Solutions

TV & Comms Upgrade, with 1 GB capability. Full upgrade of Primary Electrical Services throughout Block and District Heating to each apartment. LED Lighting throughout delivered.

Mechanical Services

  • District Heating System throughout, with capacity to extend to later phase (next phase subsequently completed to full Passivhaus Standard).
  • Upgrade of all Bathrooms throughout the Block.
  • Heat Recovery Ventilation, including to all Landlord
  • Areas for ultra-pure air.

Electrical Services

  • New Main Distribution Board and Sub Distribution Boards throughout Block.
  • New Comms & TV installation throughout Block.
  • General Services Upgraded to each apartment, including new LED lighting throughout.
  • Full Upgrade of Life Safety Systems to Landlord and Apartment areas.
  • Integration with Public Realm Works to enhance Entrance to Part M Standards.
  • New Passenger Lift
