The 2-4 Wilton Place Residential development (18 Units) has recently been completed on behalf of IPut for high-end short-term letting within the city centre. This consisted of the refurbishment of 3 Protected Structures adjacent to the extensive One Wilton Place development being completed by IPut, and provided 18 individual 1-Bed Units to a high architectural standard. Metec undertook the most challenging roles in this high quality development – Building Lifecycle Assessment, Energy/Part L compliance, sensitive Protected Structure services planning and Mechanical & Electrical Design.
Achieving the Client’s requirement for compliance with our Client’s strong ESG commitments and the difficulties of working with Protected Structures was a challenge for Metec and the Architect. We worked closely with the Architect, suggesting changes to layouts, modelling of different servicing strategies and sensitive servicing strategies where required to achieve this challenging target.
The sensitive restoration, high quality finish and meeting our Client’s ESG commitments point to the success of Metec’s approach throughout this challenging project. Metec have enjoyed a long-standing relationship with IPut, and continue to provide expert advice and design to our valued clients.
Metec pushed the Fabric-first approach from the outset, with strong emphasis placed on Insulation Levels to Basement Floors & Roof spaces, Underfloor Heating, Sprinkler and Mechanical Ventilation to each unit. A District Heating scheme addressed the requirements for minimum disruption to tenants who may only be staying short-term, both in connection and the elimination of the requirement for access to individual apartments for regular maintenance.
