Quantum Logistics Park (Units 1-4)

Metec were the M&E & Sustainability Consultancy Engineers for this 550,304Sq. ft. state of the art, highly sustainable warehouse & office facility that raises the bar for logistics development in Ireland. As part of this we designed 1416 solar PV’s which generate 502,883kWhr of renewable energy which significantly reduced our carbon footprint.

Challenges

Particular challenges for this project included site enabling of the green field site with associated coordination with the ESB for overhead power line diversions. Further to this there was significant engagement with all utility providers for the masterplan of the site and surrounding areas. The site was bisected by a large Irish Water Main which required significant site layout and site services coordination in order to retain in situ. The site is situated adjacent the airport and design challenges arose surrounding the external services and impact on the flight paths in the area. During the course of the project, one of the Units construction was revised to Glulam timber construction which provided its own challenges in terms of redesign and the specific coordination, design and installation restrictions surrounding Glulam buildings.

Successes

We delivered the highest sustainable credentials including LEED Gold, BREEAM excellent & NZEB targets. The success of the project is demonstrated by the ongoing operation of the Park with each of the Units occupied. Metec were retained by the incoming tenants in a number of capacities including the full Tenant Fit-out of Units 3 & 4. With M&E and sustainability input from planning inception to operation, the end result was modern and sustainable warehouse and office facilities with staff amenities including running track around the park and a MUGA (multi use games area).

Metec Solutions

From green field site there was significant planning and enabling design works for the site. The project was phased in such away that all utility works were engaged and completed as an enabling package in order to free up the site for construction. Further to this, the complete Landlord infrastructure, site services and roads were constructed and four individual sites were prepared and serviced for the construction phase of the units. Detailing of the Landlord infrastructure and site services required numerous site sections for complete coordination with proposed and existing site services. The Glulam construction of one of the Units required additional detail design team coordination for servicing of both the Warehouse and the office facilities. This was undertaken with detailed modelling and design team interaction.

Electrical Services

Site services for the park consisted of Landlord and Tenant site infrastructure, power, security, telecoms, public lighting and EV charging. The base build services consisted of sub stations, general services, internal and external lighting, access control and security to CAT A arrangement. These services were enhanced and altered as part of the tenant fitout works.

Mechanical Services

Site services for the park consisted of gas service provision terminated at each Unit for Tenant connection, drainage connections, later services connections and rainwater harvesting. The base build services consisted of above ground soils and wastes, water services c/w heat pump hot water generation and rainwater harvesting, space heating & cooling via VRF heat pumps and ventilation via heat recovery AHU’s to a CAT A arrangement. The Tenants installation consisted of additional fitout elements including commercial kitchen and warehouse climate control.
