Northern Trust City East Plaza

Metec Consulting Engineers acted as the Building Services Consulting Engineers for the following Fit-Out Projects for Northern Trust in the City East Plaza Campus; Northern Trust CEP Block A :- 29,000 sq. ft. of Cat A & Cat B Commercial Offices & Ancillary Accommodation completed in 2015 (Project Cost: €4.97m) Northern Trust CEP Block B :- 55,000 sq. ft. of Cat A & Cat B Commercial Offices & Ancillary Accommodation completed in 2017 (Project Cost: €7.40 M) Northern Trust CEP Block C :- 35,000 sq. ft. of Cat A & Cat B Commercial Offices & Ancillary Accommodation completed in 2020 (Project Cost: €5.1 M).

Challenges

The main challenge was to integrate/connect what were three separate buildings from an electrical power & ICT cabling perspective whilst the previously completed blocks remained occupied. In addition Buildings A & B Base Build installation made no provision for central HVAC plant/equipment.

Successes

The various phases of this project achieved a very high standard of interiors fit out which resulted in the Northern Trust Limerick Office being ranked as the second most successful campus building in the Northern Trust worldwide corporate portfolio.

Metec Solutions

In buildings A & B which were completed on a phased basis Metec Consulting Engineers designed a highly effective in-ceiling Heat Recovery Ventilation System where the supply air intake & exhaust air grilles were located in the dual aspect building façade on the respective floors which negated the requirement to provide additional vertical ductwork risers & external Air-Handling plant. In addition within building C a Central Demand Response HVAC system was employed where a roof top plant area & ventilation risers were provided to serve the Northern Trust Tenant Floors.
