This 145,000 sq. ft. Shell & Core and Cat A achieved LEED Gold, Wiredscore Platinum and A3 BER Rating. It was the first building of a three phase development at South County Business park designed with Revit/BIM, using Thermal and NZEB modelling and an M+E value in excess of €7.5m.

Challenges

Achieving a BER A3, LEED Gold for a 4 Pipe Office grade A speculative sub-urban development that was within a strict budget with the goal to attract high quality and blue chip tenants.

Successes

Project completed to a very high standard, within the M&E budgets, achieved LEED Gold, BER A3 and Wiredscore Platinum. 1SC is full tenancy and was leased to Mastercard (along with 2SC).

Metec Solutions

High quality M&E BIM tender package that was pre-co-ordinated – reducing contractors costs. Metec Sustainable team brought expertise on achieving LEED, BER and Wired accreditations.

Electrical Services

  • Dedicated ESB substation and switchroom
  • Separate metered distribution boards on a half floor basis with provision for metering on a full floor basis
  • Recessed LED lighting with self-contained LED downlighters for emergency lighting provision
  • A L1 addressable fire alarm serves the building
  • Goods & Passenger lift installation was provided including a lift traffic analysis

Mechanical Services

  • Mechanical ventilation provided to the floor plates via roof mounted air handling units with standalone toilet extract ventilation
  • Heating and cooling to the floor plates is provided via in ceiling ducted fan coil units served via LPHW boilers and roof mounted chiller
  • Water services are provided via basement level mains water break tank, roof mounted cold water storage tank and hot water cylinder
