Fit out includes;

Premium grade open plan office space over 6 levels. Dual Training Rooms with AV installation., Multiple welfare rooms to cater for Employees, Varity of small, medium & large meeting rooms and collaboration spaces per floor level, all with dedicated AV installation. Specific Catering areas and associated facilities to allow “in-house” third party offerings to employees. Large All-Hands/Canteen Area with high end AV integration including automation to building services. Specific Games & Library areas.

One of the major challenges encountered for the fit out of Block 15A was creating a suitable single tenant building from a base build design that catering specifically for a multi-tenant occupancy, all while being conscious of the Tenant’s lease agreement dilapidation responsibility and advising them as we developed the scope of works.

Successes

  • Creating a single Tenant, full building ICT structured cabling solution and dedicated power distribution design that delivered resilience and flexibility for the Tenant future needed.
  • Delivering a complicated and successful M&E design using a federated Revit BIM level 2 M&E design model for coordination and visual design aid.
  • Modification of the Main Electrical Distribution Board to rationalise the Tenants electrical utility costs going forward for the duration of their lease term.

Metec Solutions

  • Working closely with the Architect to design in a discrete energy efficient Dual Heat Recovery (Air handling) unit per floor design.
  • Working closely with base build contractor and design team to migrate the existing Shell & core mechanical plant into the tenant BMS to form a consolidated system for the end user.
  • Implementing dedicated central Extract systems to serve the Tenant WCs and Catering requirement as required.
  • Implementing a resilient dual of Comms room VRF cooling system network and critical environment monitoring solution that was bespoke to the Tenant needs.

Full Cat A & Cat. B Fitout within the Space utilising High Level Fan-coil Units for HVAC, Swirl Ventilation Diffusers c/w coanda plates for environmental comfort, General Services Power, Back-up UPS Systems, ICT Cabling, Air-Conditioned MDF, AV Equipment, Electrical Sit-Stand Desks, Energy Efficient LED Lighting c/w Automated Lighting Control & monitored Security Systems.

Premium Security Solution implemented;

  • AMAG networked Access control system with ASSA Abloy locking.
  • Avigilon CCTV system with analytics software.
