This 550-unit Strategic Housing Development, located on the site of the old Chivers Jam Factory in Coolock, will be predominantly a Build-to-Rent PRS scheme. The high-quality scheme, being developed by Platinum Land has achieved full planning permission through the SHD process and will feature Rooftop Amenity Gardens and a highly-landscaped Park Area opening onto a riverside park being developed by Dublin City Council.
Achieving the nZEB standard is a stringent target whilst adhering to prudent financial controls on a high-density site, but meets the strong sustainability credentials of our Client. We were also set with a challenge to optimise the Public Lighting without any effect on wildlife within the adjacent riverside Park, which we have done through 3D simulation to the satisfaction of the Ecological Consultant and Local Authority.
Environmental modelling has demonstrated that we will achieve the ambitious nZEB target for such a high-density scheme using individual Exhaust Air Heat Pumps within each apartment. Enhanced Lift Traffic analysis also demonstrate that we will reduce waiting times to below CIBSE targets.
