The challenge we faced in this building was to turn an existing grey box handover into a world class office fit out for our client. The base building was constructed utilising castellated beams so this was a major co-ordination restriction. The project was carried out within a demanding programme so detailed co-ordination was key. The completion of the MDF/IDF network in line with the early handover dates was essential. The introduction of a full catering kitchen and restaurant facility was an additional challenge in terms of the service routes required through an existing core and plant space requirements. The no. 15 Molesworth Street is a protected building so detailed adherence to the conservation architect requirements to make the fit out work was a real challenge.
The design was fully co-ordinated in Revit which allowed the contractor to minimise their onsite construction co-ordination time and therefore meet the clients phased programme requirements. The project met all its key delivery dates from MDF/IDF handover right through to the last phase practical completion. We successfully complied with all landlord LEED requirements.
