Twitter - Cumberland House - TDD

The Twitter fit out project in Cumberland House encompassed 120,000 sq.ft. of Cat A/ Cat B corporate HQ office & ancillary accommodation spaces (including a full commercial kitchen/ dining facility) over six floors.

Technical Due Diligence

Metec successfully completed the technical due diligence and landlord negotiation phase to ensure that Twitter were fully protected technically and commercially, in an accelerated manner in advance of signing their lease terms in Cumberland House, having previously been in advanced negotiation on another commercial development in Dublin. The project was completed in October 2017. The project received LEED platinum certification.

Key points

• Accelerated technical due diligence considering the client had progressed due diligence on another property.
• The level of design at due diligence phase was front loaded considering the inherited building was a first generation 1970s office block.
• Building achieved LEED platinum and requirements were agreed for impact on plant at due diligence stage for spatial planning.
