Metec carried out the mechanical & electrical shell & core fit-out of a multi-storey building consisting of basement carpark, roof, plantroom, retail, office space and food & beverage units.

Challenges

The Initial Electrical loading was estimated at circa. 1.7 MVA. The local Electrical infrastructure was not capable of supporting this level of load. The location and quantity of new Substations would be critical for the optimal cable routing and distances.

Metec Solutions

We carried out several design options to optimise Substation location with regards to cable routing and distances. We engaged with ESB Networks and after several consultations we agreed on a location and new diversified load of 1250KVA. The new development required 2 No. Single MV Substations and associated LV Switchrooms to ensure sufficient capacity for future tenants.

Flexible M&E infrastructure that allows for division and sub-division of unit spaces to accumalate specific client fit-out requirements.

Design

  • The mechanical installation consisted of mains water connection, gas connection, soil vent pipe connection point in each unit.
  • The electrical installation consisted of substation design to ensure sufficient capacity for future tenants, submain cabling to each unit, incoming telecom cabling S&C lighting, fire alarm, emergency lighting and site lighting.
