The project consisted of a new 22,000sq.ft. extension to the existing facility at Pottery Road, Dun Laoghaire. The fitout provided the client with new cellular offices, open plan offices, meeting rooms, customer care centre, commercial kitchen, canteen, clean rooms, labs and toilet block across the first floor area of the new extension.
The Metec Consulting Engineers Fit-Out scope included the full services design within the first floor area with associated services tie ins to the existing facility services infrastructure and new dedicated central plant. The main challenge of the project was the construction, fitout and integration of the extension with the existing live facility. It was critical that the ongoing operations of the facility were not disturbed during the construction of the extension. Assessment of the facilities existing services capacities and coordination of services tie ins were paramount in achieving this. There were also challenges involved in the fitout of the first floor area above the ground floor of the extension which was a grey box for the expansion of the facilities General Manufacturing Area (GMA).
Testament to the success of the project was the level of detailed coordination undertaken by the Design, Construction & Client Facilities Teams which resulted in the seamless deployment of the Building Services Installation. The success of the project is further demonstrated in witnessing the functioning facility post handover
with the space an excellent addition to the facility and central to the ongoing operations.
The Fit-Out Design employed dedicated central plant for the extension where possible as not to affect the existing facilities operations and limit impact on the existing energy centre. The services tie ins that were required were carefully planned and coordinated to take place with minimal disruption during the scheduled annual
facility maintenance shutdown.
Full CAT B Fit-Out within the extension first floor area. The electrical services design consisted of all new lighting, fire alarm, power and emergency lighting. The mechanical services design consisted of all new soils and wastes, water services, ventilation, VRF air conditioning, compressed air and vacuum. The space was fully sprinklered to FM Global Standards.
