METEC Consulting Engineers were commissioned by our client IPUT Plc in March 2020 to produce and M&E Performance Specification for the Mechanical & Electrical requirements for warehouse/office building (Unit G) at Aerodrome Business Park, Rathcoole, Co. Dublin.
These projects consist of 3 levels of office space attached to a single level of warehouse space. The office spaces consist of office space on the ground, first floor and second floors with associated toilet blocks, lifts and circulation areas. The warehouse building is single level and wraps around a portion of the office space in Unit G. The M&E value of each unit is approx. €1.0m
Dedicated ESB substation and switchroom with Single Tenant CT Metering. General services and small power provided to Office areas and toilet cores. Electrical power supplies provided in Warehouse area to Loading bay dock levellers and roller shutters. Electrical power supplies and control wiring provided for Mechanical services.
Recessed LED Lighting with self-contained LED downlighters for emergency lighting provision within Office areas. LED General & Emergency Lighting for Safe access to walkways and doors provided in Warehouse area. Site Lighting provided to access roads, carpark and yards to planning approval requirements.
A Category L1 addressable Fire alarm System serves the Warehouse and Office areas.
Passenger lift installation was provided including a lift traffic analysis.
Mechanical Ventilation provided to the office floor plates via multiple local Heat Recovery Unit’s, installed in the ceiling void of each office area. Mechanical Ventilation is provided to the Toilet core area’s via a central Heat recovery Unit, installed in the plantroom.
Heating and cooling to the floor plates is provided via in ceiling ducted VRF units, complete with external condenser’s. Electric radiators are installed in the Toilet area’s, Corridor’s and Staircore’s.
Water Storage is provided with via a cold water storage tank and an Exhaust Air heat pump, installed in the plant room.
